Firefox Tab Groups, Who Knew….

I came across a cool Firefox feature that I never knew existed and it has helped organize the overwhelming number of Firefox tabs that I keep open all day while I’m working, Firefox Tab Groups.  This is really a cool tool for anyone who works in Firefox throughout the day and needs to keep several tabs open,like myself.  I group all my email/gmail tabs into one group, my social media tabs in another group and the things that I am currently working on in another group.  It certainly helps keep me more focused on what I am doing at the moment and every so often I can click the different groups when I need to check email or social media.

You can also include your Pinned Tabs in a Tab Group, which is pretty cool.  I keep a spreadsheet called Daily Links open in a tab every day that I use to paste links from websites that I want to either read later or save in my bookmarks or favorites.  Rather than saving the best ways to shred classified papers links to my bookmarks or favorites immediately I save them to this spreadsheet so I can go back and read through them and so that I can organize them later.  After many years of simply bookmarking thousands of links I ended up with a useless mess of bookmarks that was unmanageable, saving to this spreadsheet has been a much better way or organizing them.  That’s another subject for another day, back to Pinned Tabs.  To Pin a Firefox tab so that it stays out of your way you simple right click the tab and select Pin Tab, that easy.

LogMeIn Pro Excellent Price

logmeinLogMeIn is one of the best remote access applications out there and right now they are offering a one year subscription of the Pro version for a phenominal price of $34.99, that’s $35 off the regular price for a yearly subscription.  This program is essential if you work with a real estate virtual assistant who needs access to your computer to complete tasks for you.

My goal is to alleviate my clients from having to do as much as possible when they begin to work with me.  That includes them having to worry about sending me files, information, contact details, sample letters and flyers, etc.  LogMeIn has allowed me to immediately jump in and get to work with a new client without them having to do anything on their end to get me started.  We set the program up and they decide which files and folders I need access to and I am off and running.

In addition to accessing the files and folders that I need to move forward without waiting for my client  I can also organize and digitize everything on the clients computer, if this is something they need help with.  An organized computer is something we all would love to have, but often we don’t have time to spend getting this done.  How many real estate professionals actually close a transaction and are able to take every file, document, email and picture related to that single transaction, zip it up and archive it away, not many.

There are tons of ways to use this archived information for future marketing, as long as it’s all neatly put away and organized, which, most times, it’s not.  The agent can do the obvious and pull all HUD forms at the end of the year and send them to the clients along with a letter. They can take all the pictures or virtual tours from their listings and drop them on a CD or DVD, put a branded label on it and if they choose, also add the important signed documents from the transaction and send to the new buyers, if they choose this method of marketing.  Most often the new home owner never hears from their agent again once the sale closes, this is a perfect opportunity to sell this home again in the future or pick up referral business.  Okay, getting way off topic here, this is for another day.

Free Listing Tool From Realtor.com

I tried this new real estate listing marketing tool on some of my real estate clients listings and was quite impressed.  It only took about a minuteREALTOR.com® Tool to create a really cool web flyer, postcard and property site for each listing.  It’s a three step process and you’re done. Select your real estate MLS and then input your MLS login user name and all of your active listings pop up.  At that point you select the listing that you want to work with and your basically done.  The next screen provides you with a shortened link to your mobile optimized property website which can be used in many different ways to market the property.  You can email the link, add it to marketing material, put it on flyers and brochures, the possibilities are endless.  You are also given a QR code with the embed code and Printed T-Shirts in Cheltenham, a property listing flyer in PDF format and a printable postcard.

Of course, there are tons of additional ways to use this information and data for creatively marketing these property listings online if you are an “out of the box” thinker.  Another great feature is the statistics link, once you put that property listing link out there you can go back and see where your marketing was most effective by checking the statistics.  I haven’t used the statistics feature yet and I will most likely add my own statistics analyzer to these links for more detailed information.  The great thing about this tool is that you can create marketing collateral for your home sellers property within minutes of the listing going live in the MLS, well maybe not minutes, but within minutes of it going live on Realtor.com.  At that point the marketing possibilities are limited by your own creativity.  I have already come up with five different ways to use the realtor.com mobile marketing tool to market my clients property listings, in addition to what they give you.

Offer Something of Value When Requesting Testimonial

I’m always looking for new free tools and gadgets that will help my clients or me save time when working on their tasks, and I have an arsenal of them now. So, in my quest to begin committing to blogging I am going to start blogging about some of these great free tools and resources that can be used by real estate virtual assistants and real estate professionals to help save time in their businesses.

Today’s tool is a great free program that can be used by real estate agents when requesting a testimonial from a client. It’s always a good idea to offer “something of value” when asking someone to do something for you. I always provide my clients’ prospects and past clients with something that they can use in every communication with them, no canned crap.

This is a program that helps to create a home inventory and what better time to start this project than when moving into a new home. Requesting testimonials is something often over looked by real estate agents, but so very important to the continued growth of their business. A real estate virtual assistant can handle this task very easily for their clients. It can be sent out to look as if it came directly from the agent if the agent chooses to have the image that he/she does everything personally or it can be sent from the real estate virtual assistant portraying the “Team” image. This is solely a personal preference and is decided upon when I begin to work with a new real estate client.

I have a system for my clients that I handle this task for. We spend a few minutes, one time, discussing it when we begin working together. After that, they don’t need to think about it again and their testimonials are taken care of. Sometimes a new client will review my procedure and not want anything changed, at that point they are done and can cross it off of their lists forever.

When we begin our working relationship I create a template for the testimonial, along with a cover letter and I brand it with their colors and contact information. As soon as a property closes the cover letter isTestimonial Request personalized and emailed to the home buyer/seller or snail mailed, along with a self-addressed stamped envelope, if they don’t have email. It’s important to make things as easy and simple as possible when asking someone to do something for you.

The cover letter thanks the home buyer/seller for allowing the agent the opportunity to provide services to them and tells them how important they are, even though the closing is over. It includes a few tips about being a new home owner, documents they should safely keep, home improvement tips, etc. and then lets them know the next page has questions about their home/buying selling experience with the agent, the testimonial. This cover letter also clearly explains what the agent is asking for, why and what they should do with it. It might sound like common sense, but if people are not clearly instructed they will not respond.

And that’s it, I mark it up on my calendar for 2 weeks after the email or mail date. The entire thing is sent out again if we haven’t received a response. Now for the free Home Inventory software that I spoke about. The product information would be included on the cover letter also. By providing something like this it let’s the home buyer/seller know that the real estate agent is still thinking about them and wants to continue to be their real estate agent for life.
